Selling Guide - Accept the Best Offer

Step 5: Negotiate and Accept Best Offer

In the last step, we covered a lot of what you should consider in receiving offers from vetted buyers.  At this point, you should be ready to accept the best offer. 


These are your options when you receive an offer you'd like to accept: 


1. Simply accept the offer as is.  If you have gone over the offer with your real estate broker and you feel fully satisfied by the terms of the offer, all you need to do is accept it.  Then you will begin the process of closing the deal with your broker. 


2. Submit a counter-offer.  The offer may be almost perfect, but perhaps there is an important need you have which has not been addressed how you'd like it to be.  You can modify the terms of the offer and if the buyer is in agreement, they will accept your counter-offer and the deal will be binding.  Understand that if your counter-offer is not acceptable to the buyer, they will be forced to reject it and the d eal will die. 


3. If you have multiple bids that are all similar, you can ask them to resubmit their highest and best final offers and then you can either accept the best one or counter-offer the best one. 


What do you do if you're getting low-ball offers or none at all?  Act quickly.  Adjust your list price to be more reasonable or attractive and you should reach willing and able buyers who will make more attractive offers.
