Selling Guide - Prepare Home for Selling

Step 2: Prepare Your Home

By now, you should have a clear idea from your broker of what you may need to do to make your home as attractive as possible before putting it on the market.  This may include: 

  • exterior landscaping, gardening, and maintenance
  • repairing cracked concrete
  • fresh exterior and interior painting of home
  • replacing flooring: wood, vinyl, carpets. 
  • replacing counter tops in the kitchen or bathroom
  • repairing or replacing anything failing its purpose or past its lifecycle (water heater, sewar, roof, pipes, hvac, appliances)
  • storing all personal items outside of the property
  • neutralizing and minimally staging the home with a certified real estate professional
  • acquiring professional media of the finished home: 3d virtual tour, drone footage, and attractive, detailed pictures and video of the exterior and interior of the home.  Don't forget to capture any valuable views from the home. 
  • creating and scheduling online content using professional media to promote and advertise your property before, during, and after the sale of your home.  
  • if you, or others, will be living in the home while it is listed, create a plan for how to properly accommodate private showings and open houses.  Buyers want to see a home that feel like it could be theirs without feeling like they are entering someone else's home.  
  • do not agree to a final listing price until just a few days before you plan to put it on the market.  If another home comes up for sale just before you list, you may want to adjust to successfully compete. 

These are not all aspects to consider before you prepare home for selling, but they are a good starting point, Your broker should be able to organize and coordinate these real estate services.

To know or not to know.  You may want to consider getting a home inspection before you start repairing everything in your home.  Some updates or repairs may not add substantially to the value of your home and could cost you valuable time and money.  


On the other hand, you may discover something about your property that you did not know about before.  Unless you're planning to sell your home as-is to a cash buyer, you'll likely encounter some type of inspection and/or appraisal.  If you feel confident about the condition of your house, you can save money by not getting your own inspection.  However, if you think there might be issues you do not know of. a recent inspection will give you peace of mind and act as a selling point to serious buyers.  Keep going forward with the Selling Guide.
