A real estate agent is handing over the keys to a new home that buyers just purchased.

Purchasing Guide - Closing Day

Step 10: Closing Day

Congratulations for making it to closing day!  This is the day when you will be able to move into your new home.  You will want to be prepared by bringing all the related documents for your loan and the legal transaction of purchasing the home.  This includes the disclosure form you received, the loan estimate, proof of insurance, mortgage insurance, and any other required documents.  Do not forget your ID, your down payment, and funds for another other costs that may need to be paid.  


Expect to be reading and signing a lot of legal paperwork.  At closing day, you willl see the lender's closing agent, attorneys representing the lender and/or yourself, a title company representative, the seller's agent, and the lender.  The sellers may or may not be present, but they are not required to be there. 


Once all the costs have been paid and all the documents have been signed, you will receive the final closing disclosure, mortgage note, mortgage or deed of trust, and a certificate of occupancy if the home was newly constructed.  


Typically, the buyer gets the keys and can move in on closing day.  Sometimes, your agent will give you a fabulous closing gift.  Once everyone leaves and you have the home to yourself, take a moment to enjoy all the hard work that led to a successful real estate purchase. 


Finally, don't forget to leave a great review for your real estate broker and their real estate services they provided to you. Reviews help their business.

Arrange your closing payment ahead of time.  You may be able to wire your down payment and other closing costs rather than providing a cashier's check at Closing Day.  The more you can prearrange, the less you have to worry about at closing.
