Broker's Price Opinion

What is it?

A broker's price opinion is much like a comparative market analysis (CMA), however, it is more detailed and thorough.  John P Sharp is certified, with the National Association of Broker's Price Opinion Professionals (NABPOP), to document and evaluate the neighborhood, street, and exterior and interior of a home amongst the most similar possible homes recently sold. 

How does it work?

After an initial phone or zoom call, we will set up a time for John P Sharp to come to your home.  There, he will document the exterior and interior components of the home.  You will be asked a lot of questions. Don't worry if you don't know the answer to everything.  After the visit, he will complete additional research and compare your home with at least 6 other properties (likely a combination of highly similar with slightly similar). Using the latest market information, he will then arrive at a realistic listing price, including any recommendations of updates and repairs. At your follow up appointment, John P Sharp will present this information with a plan for how to best sell your home. 

Is it an appraisal?

No. An appraisal is performed by a professional certified in appraisals.  The main difference is cost and that an appraisal must be performed by a certified third-party without interest in the selling of your property.  John P. Sharp creates a broker's price opinion for your home with the intent to work with you to sell your home. 

Do you ever charge for broker's price opinions?

Occasionally, John P. Sharp is paid to provide broker's price opinions on homes at the request of lenders working through a third-party.  In these cases, he does not act with a financial interest in the property or its sale.

  1. Sell the home and divide the profit from the sale. 
  2. One spouse buys out the other. 
  3. Both spouses maintain ownership and decide to sell it later.
